Terms and conditions

Last updated: 11 October 2026

Subject

These conditions govern bookings of Residenza Girasole Vatican, a short-term holiday let in Rome, national code IT058091C2AUPLHSK7, regional code 058091-LOC-03604 L02920.

The contract is a holiday lease between the host, Leonardo Antonelli, and the guest. It is not a hotel contract and involves no services other than those described.

The apartment

An entire 56 square metre apartment with two bedrooms, one bathroom and a kitchen, on the third floor of a building with no lift. Parking is not available.

Capacity is four guests. A fifth place with a folding bed is possible only on request and subject to written confirmation by the host.

Length of stay

The minimum stay is two nights; in some periods the minimum may be higher and is shown in the calendar.

The maximum stay is thirty nights. Beyond thirty consecutive days the letting falls outside the short-let rules and requires a different agreement.

Price

The price consists of the nightly rate, a surcharge of twenty per cent of the rate for each guest beyond the second, and the final cleaning of 50 euro, due once per stay.

The city tax is not included: it is due to the City of Rome at 6 euro per person per night, up to ten consecutive nights, and is paid on site. Children under ten are exempt.

Booking and payment

A deposit of thirty per cent of the total is due on booking, by card. The booking is concluded when the deposit has been collected and the host has confirmed availability.

The balance is paid by bank transfer up to ten days before arrival, or in cash on arrival, at the guest's choice.

The only valid bank details are those in the reminder sent from the host's official address. Do not transfer money to details received through any other channel.

Cancellation

Cancellation is free up to twelve days before the arrival date: the deposit is refunded in full.

After that the deposit is retained. The balance is not due.

In the event of a no-show without notice, the deposit is retained.

Arrival and departure

Check-in takes place between 2 pm and 10 pm, with advance notice of the arrival time. Check-out is by 10 am.

Different times may be agreed where possible, but are not guaranteed.

House rules

Smoking is not permitted anywhere. Parties and events are not allowed. Pets are not admitted.

Children are welcome from three years of age; from sixteen they count as adults in the number of guests. Cots are not available.

The number of guests present must match the number stated in the booking.

Guest obligations

On arrival each guest must show a valid identity document: the host is required by law to report guest details to the police within twenty-four hours.

The guest is liable for damage caused to the apartment and its contents by themselves or by the people they host.

Liability

The host is not liable for events that make the stay impossible for reasons beyond their control, such as interruptions of public utilities, strikes or orders of the authorities. In such cases the host returns the amounts received for the nights not enjoyed.

If the apartment becomes unavailable for a supervening cause, the host refunds in full the sums received and, where possible, offers alternative accommodation of equivalent standard.

Governing law and disputes

The contract is governed by Italian law.

For disputes with consumers, the court of the consumer's place of residence or domicile has jurisdiction. The European online dispute resolution platform is also available at ec.europa.eu/consumers/odr.
